Yes. And capital gains tax should apply to tax gains from house price inflation at least to the level of other savings and earned income. Gives first time buyers a slightly less unfair playing field.

My local Chinese take-aways use the rectangle, and yes I do factor that into my culinary decisions.

Make it easier/cheaper to downsize and reform tax to remove the huge incentive to buy the biggest you can afford instead of the size you need right now.

Happened to me once. Mortgage would only cover the appraisal figure so we needed to renegotiate or we'd lose the house.

We went back to the appraiser to understand why he'd come in lower.

It was a typo.
