The market is suggesting "GO" for the smart property investors.

We're seeing two key trends that make now an exceptional time to expand a portfolio:

Lender competition is driving down the cost of finance, with loan margins narrowing by 25–50 bps.

Rental income is rising, with some sources putting

The commercial finance market is warming up. Competition among banks and niche lenders has led to interest margins narrowing by 25–50 basis points (bps) across prime investment properties.

What does this mean for property developers and investors? Opportunity.

Lower margins mean cheaper debt, tran

The data is clear, but the struggle is real: Only about 44% of bank loan applications are successful for SMEs.

This low approval rate means more than half of ambitious small and medium-sized businesses are being told "no" by traditional lenders.

Your potential shouldn't be restricted by rigid ban

Sometimes success requires consolidation. With this client their client demand meant they needed to use their existing cash elsewhere on the business. This meant reducing their current debt servicing to free up cashflow for growth.

Great to work with a client who truly understood their cashflow, me

Small property developers are essential to the UK housing market.

They are often more forward thinking and build faster than volume developers, taking on complex sites that larger firms overlook.

By working on smaller, unique plots within existing communities, they also contribute to a greater va

Demand remains positive in this market, with good rental and capital growth (approx. +5.2%$ growth to May 2025).

There is also high demand for sustainable, automated warehousing. Whether you're acquiring a single unit or building a logistics portfolio, securing the right commercial mortgage is key

Cash is king. Cashflow is essential for any business. During expansion cash can become tight. Increased demand is good news but it requires cash to fund that growth.

This client recognised the need for an increase in cash, we were delighted to source a solution that delivered the cashflow the clien

Small developers are the engine of innovation and diversity in the UK housing market!

By tackling complex sites and delivering unique housing types within existing communities, small and medium-sized enterprises (SMEs) are driving progress.

However, we know sourcing funding remains the toughest ch

Loved working with this customer to raise finance to assist with the expansion of their business. The client had some specific needs we had to cover, which we duly did.

Look forward to watching this client grow and succeed.

For most directors collateral means your family home and regardless of the confidence in your company it is rarely something you want to use to back your business borrowing.

It doesn't have to be that way. Whilst banks work only way, there are alternatives and borrowing way above this level without

The short term property market is growing and that isn't just holiday lets. This includes company lets and serviced accommodation.

The mortgage options for these types of property are catching up, we are seeing more lenders keen with these letting structures.

Really happy to get this deal completed for a local builder building a new resi house. This single property development was delayed due to cost overruns.

Finance was agreed and completed to release £180k to finish the build. Really great client to work with and an impressive small development.

We have definitely experienced an uplift in businesses wanting to purchase their own trading premises.

Schemes such as Growth Guarantee Scheme are still around until March 2026 (as it stands now) and offer companies support to get the commercial mortgage they need.

The scheme isn't around forever

There will be sensible reasons why some current accounts are closed. The point being that [small businesses | businesses | SMEs} don't get the support from their bank they once did.

When it comes to finance and borrowing, using a #financebroker can be a better way to access lending and get the supp

Happy to see this finance conclude for a client where their current mortgage term had ended and their lender wanted to be repaid.

A complex property structure and need to move quickly meant we had to source a solution in tight timescales.

The short term let property market is growing quickly across the UK, it isn't only holiday lets, it includes short term lets and not just seasonal locations.

Demand for mortgaging non-traditional let properties has increased, so have the options available as mortgage lenders understand and apprecia

We are seeing an increase in demand from investors for mixed use property. The options open for property buyers are growing with lenders gaining confidence in the commercial space.

Delighted to have helped with a first time property investor to buy an apartment in Horsham. The client was not a homeowner and the property was not straightforward.

Super pleased to see this deal complete and allow the client their first step on the property ladder.

It doesn't have to be this way. Most small businesses don't appreciate what a bank is looking at when they assess borrowing applications.

If you don't understand the rules you are unlikely to win the game.

There are better ways of borrowing that can save you money and time.

No great shock on this one, that the costs of a commercial mortgage are generally lower than the cost of renting. Bear in mind that there is a Government scheme to support commercial mortgages for companies looking to buy their own premises and it all starts to add up.

This is why seemingly minor changes about a client can make all the difference. With lenders, the area the borrower operates in can influence cost, availability and speed of funds. Delighted to help this brilliant client with their expansion by releasing £230k borrowing and reducing the cost of debt

Interesting that most SMEs that fail to obtain borrowing consider that the lack of direct human contact is the major problem.

Put simply, most small businesses don't feel understood.

This is where #financebrokers such as ourselves really deliver. AI is great, but you want someone who understands,

Speaking to our customers when they purchase their business premises, they do it for several reasons. One of the main reasons is to protect against unplanned costs, lease expiry and to give them greater control and security.

Not all financial decisions are solely about the money, it is part of a bi
