I’m far from a “shadow stats” bro but your schtick on real wage growth is myopic. It is true they are up. It is also true, for example, that credit card and consumer delinquency is up since 2022. Why are all these real wage winners going delinquent?

Depends if you think these swings are “stability”. A big thing is also that the share of pop under housing cost burden was reducing through 2019 and is getting worse since the pandemic. So yeah, more people are spending high % of $ now than a few years ago.

Pew has different results from NAR which asks the question differently and shows people preferring walkability. So not sure that the pew table here is definitive.
Also even if it were it suggests we neglect a gigantic market segment as we tend to only provide for one form by and large.
