The "increased rate of advance" is increased, but this still makes WWI look like a Wiley Coyote x Roadrunner chase...

Since it's a fun exercise, I'll take a crack at it. There are definitely a few here that people with recency-bias won't like. And there are a lot in the late 1800s where you have to do an unfortunate balancing act of Black vs. Native rights or Rights vs. Economy/Foreign Policy.

So within housing, there is tremendous variation! That means home:income ratios vary tremendously as well. Consider this infographic of variation by state, which shows coastal states have substantially more expensive housing in relative terms.

One wrinkle: housing, ironically, has increased at approximately the same pace as overall inflation - at least on average, across the whole nation. But that belies another problem: housing inflation has varied tremendously by region. Consider this chart showing the widespread variation in pices!

What has happened over the last 40-50 years, since Ronald Reagan, is a gradual decoupling in the price trajectory of those categories of goods. Here's a slightly-dated image (early 2020s) using BLS data showing the difference. For context, the overall inflation rate for this period was ~50-60%.
