Fires are basically not a thing in new construction. Firefighters primarily respond to medical and auto-accident calls.

YIMBY is about allowing housing and low-impact businesses (salons, coffee shops, art galleries) everywhere, not about allowing businesses with significant externalities (nightclubs, auto repair shops, doggy daycares) everywhere.

I couldn't read in kindergarten and wasn't "gifted and talented" in 3rd grade. By the 5th grade, they encouraged me to attend middle school at a magnet school and then recruited me for a high school magnet program.

Most important thing is in-school tracking and good teachers, not specific programs.

All of this is has 1-hour fire ratings too, with 40mm of sacrificial wood on each interior-facing panel and 80mm of sacrificial wood on each interior demising panel. Binderholz is cheap, with 1-side finished 100mm wall panels priced at $11/sqft and 2-side 140mm demising/floor panels at $15/sqft.

Colorado's dry climate allows for hydronic cooling along with heating, removing the need for traditional HVAC ductwork. You only need fans and ERV ducting (<4").

Also, Binderholz produces 20mm lams in their CLT, so all the cutouts reveal 5-7 layers of wood at all openings, which is super pretty.

Concrete floors and radiant heat also seem expensive, until you factor in the ability to run electrical conduit through the rubber pads under the concrete and hydronics in the concrete itself.

That's $5/sqft for all surfaces, not per sqft of GFA, so that's $1800 in savings JUST in each 70sqft bedroom. I did the math, and the CLT comes out roughly equal to stick framing after accounting for the savings on insulation/drywall/paint.

There are a few:
•Higher sale price due to premium finishes/biophilic vibes
•No need for drywall+paint (~$5/sqft)
•R-5 continuous from 4" CLT, so I can just slap on a WRB plus 4" of cork on the outside (R-17), and the wall is complete and exceeds code (framed OR mass wall)
•Thermal mass advantages

This depends on the AMI required in the Affordable units. At ≤60AMI, nothing pencils without funding. At 100-120AMI for sale, Affordable units can pencil in plexes, at least in Denver

Also, construction mobilization costs and economies of scale. Before breaking ground and buying materials, you're in for $100k+ between fees, designs, and equipment and personnel mobilization, whether you're building a 400sqft ADU or a 4000sqft fourplex.
