I sure would like to see the Virginia General Assembly legalize balcony solar in 2026. Let people buy a $100 solar panel at Costco, plug it into an outlet on their porch, and make electricity. Germany does it. Utah does it. Virginia can do it too.

Albemarle resale inventory hit 200 yesterday. Median $630k. Last year at this time that number was 135 and a median $639k. We didn’t get to 200 active resale listings until October of last year and we pulled back significantly from there.

I run data on the Albemarle County real estate market. YoY our resale inventory is up 53%. 165 vs 108. We didn’t achieve this level of inventory until May last year. Still historically low but increasing. YoY resale listing activity is flat and contracts are off 22%.
