The Santa Cruz wharf collapsing into the sea because some jackasses used CEQA to stop renovations is a perfect encapsulation of how broken it is. The status quo is not neutral, and CEQA's bias is not protecting the environment as much as protecting the environment that existed when it was passed

In housing policy, Affordable Housing is a specific technical term that means “income-restricted, generally subsidized housing reserved for poor people.”

Politicians often exploit people’s ignorance of this fact by claiming they’re for Affordable Housing while blocking inexpensive apartments.

Your daily reminder that the high cost of housing in blue states is downstream of blue states choosing to throw up as many barriers to building housing as possible.

Fast growing sunbelt metros are > 3% of inventory while NY and LA are < 2%.

If I was a blue state politician, I might be concerned that I’m losing population in droves and there’s no new business formation.

In fact, it might even lead me to believe my current policies weren’t working.

This is a pretty good illustration of my basic principles:
1) Real rent reductions come when developers overbuild
2) Developers always overbuild when you let them
3) Our tight construction limits in California means we don’t let them
