The other issue is that further north the neighbourhoods are less trendy, and there are no real anchors. Ritchie and Old Strathcona and the U provide good anchors for 82. Although Wihkwentowin has good density, there is no large people draw into the area.

Agreed. Demolition of a SFD two doors south of my house happened Sunday. Looking forward to the 7 unit infill on an alley side lot. My neighbours that like to park 4 pickups/SUVs out front despite their rear garage and pad might disagree, but we will see!

My wife educated me about this just last week. I don’t remember my farm extended family doing this when I was a kid, but I was a boy so pretty oblivious. I KNOW my aunt put in so much work on the farm that I didn’t see and didn’t look as impressive as my uncle driving the tractor around all day!

All river valley trails are nearly unrideable mush in the afternoon. Boy could they use a warm weather scrape! Roads are pretty good though! On-road bike lanes mostly good except where CoE left a big windrow between bike lane and drain. I’m looking at you 113 st!
