It was fun to present this at the recent Strong Towns Carmel monthly meeting! I really think ADUs could be one (of many) small zoning changes the city makes to enable more missing middle housing.

We need to tax wealth not work.

Why? Because usually no matter how hard you work, the compound interest on huge wealth grows much faster than your wages + the rich use this passive income to buy all the assets.

Carmel is a Strong Town 💪
Cycling to the gym just now I passed by our downtown fire station and saw a member of the fire department heading out to run an errand on his personal e-cargo bike that was also set up to haul kids.

Say what you will about Carmel Indiana, but we've got some amazing things happening here.

Critics who don’t live here dismiss Carmel Indiana as a performative suburb for the rich. That view ignores the reality.

This city is actively investing in walkability, bikeability, and denser land use, steps most suburbs won’t even attempt.

It’s not perfect, but it’s real progress.

A city nearby my own (within biking distance) is proposing a 10% cap on single-family rentals. While they claim to be targeting investors, the ordinance would be a blanket ban on all single-family rentals.

This will stop @strongtowns.org incremental development from ever happening in this city.
