This analysis doesn't actually account for depreciation, it's using Federal DOT BTS information that's -only- spending, not externalities like depreciation.

Vehicle depreciation is something like $4.5k for the average household per year, so the first number would need to be upped by that amount.

Attached image is me taking the last property tax by state(2023) and comparing it to 2015, and you see NJ has had the 5th biggest DROP since 2015 in relative property tax rate, while ignoring things like the increased CBT and millionaire's tax vastly increasing our state's progressivity.

For a lot of it, the barrier of the protection area is the Parkway itself, within the normal highway ROW they're expanding that isn't protected.

I'm part of the PPA and follow their updates on this, and they're been mostly satisfied with what's been happening on the Parkway.

But it's not just those areas, large portions of the NYC CSA includes places that are marginally attached and really aren't "suburbs" of NYC, but they DO remain economically linked to their neighboring areas that ARE directly connected to NYC.

The LA area is similar, where it's hard to delineate.
