The listing doesn't mention it, but it might be possible to keep smallz in back and build a primary home up front as a result of new ordinances passed earlier this year that encourage ADUs and loosen minimum lot size for single-families. Parking and other variances could be required, though. 2/2

It's why I applauded the move to both streamline multiplexing and, especially, to normalize ADUs.

(Especially garden suites; laneway units only really help in the older neighbourhoods that HAVE laneways, while the rest of the city is more about garden suites and coach house units)

That said, Toronto has been pushing very hard for infill, including both multiplexing and laneway/garden ADUs. There's also been more midrise going up along mass transit routes.

The only way to pencil this is to push two ADUs on the lot. But the zoning code does not work well with small lots and like for like gives you a modest 10% bonus. Take a very clever designer to make that work

3. of the wards with 20+ ADUs permitted, the 48th Ward has the most ADUs that are part of multi-ADU projects.

(these are the kinds of buildings that are ripe for multi-ADU projects)

ADUs will be allowed in more of the city starting 4/1/26. In addition to this big geographic expansion other rules have changed (most for the better).

PA's housing preemption legislation slate is now on the House floor! Includes everything from statewide ADUs, multiplexes, TOD upzoning, and a permit shot clock. This has been a long time coming and will need significant support.

I think it takes all types. I’m a fan of dense clusters but also sfh conversions to duplex, triplex by right. aDUs. Broad based by right stuff and much less planning controls and special housing

ADUs are a low imprint way to increase density within suburbia and SF districts. Pre-approved designs, including the ones shown in this sponsored article, are a way to reduce the time and cost of adu approvals in local jurisdictions which helps ensure they are affordable enough to build.

Great to see the Healey administration continue to try to identify ways to get more ADUs built. Hopefully they keep tweaking the regulations and finding ways to help interested property owners get these homes built.

I recently learned it’s illegal to build more than a single family home in 75% of residential land in the US.

In California it’s close to 95% though ADUs are allowed now 🥴

I feel like there’s an analogue in the transportation world that Strong Towns rightly condemns - the idea of one more lane of highway being the solution to traffic. For ADUs (or development more generally), it’s “one more community meeting, bro!”
