I suspect that the projected tax revenue shared by consultants Steadfast-Propaganda-City are way too high.

FYI: David Sweeney lobbies for developer THO Investments & SLU.

Not mentioned on 10/9: The #SLU353 can authorize up to 25 years tax abatement for the #500Prospect #datacenterSTL

Given Nick Hartzler’s steadfast habit of sharing misleading or false info about the Jefferson Arms taxing districts*, I have no confidence that the public will receive accurate information on all the incentives that are being/will be sought

The notion that Steadfast City will facilitate a transparent community engagement process that will “shape the project” is absurd.
Extracting public money to subsidize projects for their clients is Steadfast City’s core function.
FWIW: Members of the development team weren’t on camera for the Zoom.

Prediction: Armory building will be data center no. 2
Data center 3: Goodwill warehouse (3728 Market) & adjoining property at 3852 Market.
Both properties owned by Greenstreet.
Over $2.1 M owed in delinquent real estate taxes for 3728 & 3852.

Data center 4: 700 S. Spring; owned by THO.

Agreed!

The Missouri program is a “by-right” incentive program, per Steadfast City’s Nick Hartzler*

Per MO statute, financial data for the program is confidential.

*He’s been wrong before (Jefferson Arms taxing districts)

“Nick Hartzler, a senior project manager with Steadfast City, said the developers do not “currently plan” to seek local tax breaks but could apply for a state program that allows certain data centers exemptions on sales and use taxes.”

#ArmoryTIF wasn’t mentioned. 👀

Consultants met with complaints during first town hall on Armory data center proposal
Concerned St. Louis residents made their thoughts known about a proposed $1.5 billion data center project that developers hope to build on the premises of the shuttered Armory building in Midtown.

You’ll also need to track down James Conway, the one term mayor preceding Schoemehl.

I will also be floored if the developer commits in writing not to use TIF and tax abatement. I believe the state’s sales/use tax exemption for data centers might impact city sales tax revenue.

Let’s see if the Steadfast City staff are willing to disclose the name of their employer.

Have your Development Buzzword bingo card ready for the propaganda zoom meeting this evening.

Consultant Steadfast City’s favored term is “excited.”

SLDC hired Steadfast City in 2022 to produce a secret report on top priority projects in the city. CEO Doug Rasmussen has the ear of SLDC’s leaders.

Recent example: Steadfast City’s consultant for developer Alterra Jefferson Arms provided false information to the Port Authority about the applicable taxes for the proposed City of STL Port Improvement District No. 2

STL is stuck in a cycle if perpetual blight. I wasn’t able to tune in to HUDZ yesterday, but am curious as to whether any city official checked the claims made by Cortex regarding its economic impact.

“After almost 20 years, St. Louis officials say the area surrounding the #Cortex353 district IS STILL BLIGHTED & needs further redevelopment for another five years.”

Public comment on both items. 📣

#BOAbb68 extends the blight determination & eminent rights for the Cortex 353 redev. area. Boundaries similar to the #CortexTIF district.
