Vancouver is the most unaffordable city for renters in Canada, but is not making progress on building apartments compared to cities like Calgary and Edmonton, or even the rest of Metro Vancouver.

Vancouver apartment starts all-time peak was in 2016 at about 277% of the '02-'05 average and are now within the range they have been over the last 25 years. Calgary starts are now 550% of their '02-'05 average. Montreal (V) and Vancouver (CY) now have the lowest apartment starts in absolute terms, well behind the rest of Metro Van, rest of Montreal agglomeration, and Calgary (CY), and significantly below Edmonton.

The City posted this on the other site, and they're right: Vancouver is carefully planned.

Which means it's fair to judge planners on the outcomes they've achieved:

✅housing crisis
✅lack of affordability
✅long commutes
✅entire generations being told they'll never live in the city
✅HOUSING CRISIS

The Federal government needs to demand much better zoning or their pre-fab investments will be a waste.

Even the TOAs in Metro Van allow only small, 200m circles @ >12 storeys, and BC does not require zoning proactively even within those small areas.

Some possible priorities include:
- Designating more TOAs, e.g. around busy express buses like the 99 B-Line
- Mandating allowing apartments near frequent transit & major job centres
- Ensuring all cities have *viable* capacity in their ODP to meet housing needs

And congrats to Minister Ravi Kahlon on his new role! Under his tenure, the ministry set up a good foundation for holding city governments accountable for the housing needs of their residents. We look forward to seeing how Minister Boyle builds on that success!

Congrats to Housing Minister Christine Boyle on her appointment! She has long been a strong advocate for both social housing & broad affordability. 2 years ago she pushed to allow more housing in Shaughnessy; now she can do that along with all of West Van & Oak Bay!
