Most markets are manipulated to some degree. Tools like RealPage made clear how “market rate” rentals can be fabricated. Even before that, landlords have colluded directly and indirectly, subtly and explicitly, to keep rents rising in tight markets.

They can with things like Realpage. Expenses mean tax write-off and you get taxed when you realize gains so they tend to keep them- that's why landlords & companies borrow against the assets for tax free cash

We left WA because my experience being a whistleblower on WA/SEA. It’s possible a turn around in power-elite there would change options, but Seattle is another place that strangled infill & let the rent-setting cartels like RealPage & GreyStar do their thing…but Bob Ferguson totes on the up and up🤣
