For the San Francisco category: David Baker Architects' Steplight gracefully fits six floors of living space on a mid-block 25x110 parcel that is ubiquitous in San Francisco's Western and recently upzoned neighborhoods.

During the 2021 RHND process, ABAG/MTC planners said housing goals weren’t allocated to Westside SF because “2500 sqf lot sizes are too small for apartments.”

They were wrong.

I love explaining what Prop 13 is to someone new it’s always:

“Wow that’s insanely fucked up. So young struggling families have a higher tax rate than wealthy landlords?”

“Yup!”

“Why hasn’t anyone tried to repeal this?”

“They tried a partial repeal it in 2020 but California voters rejected it”

I was curious how it came about that the city of Miami didn't elect a Democrat as Mayor since 1997, and... wow, that city's political annals are weird.

The last time the winner won by less than a 39-point margin had been 2001 - and between then & 2025 there were two open races!

This article was just lying to you. California builds 25,000 ADUs per year because of state preemption. There are tens of thousands of homes built with state ministerial streamlining. There are now *hundreds of thousands* of homes that would not otherwise exist because of state preemption.
Statewide zoning reform isn’t producing the wins everyone expected. For example, state law can declare that small backyard cottages are legal. But unless cities can review them, permit them, and builders can finance them, legalization will remain largely symbolic.

anyway the line about "long, thorough, and very boring medical examinations" sure makes it sound like SOMEBODY's spending a lot of time at the doctor, probably for no specific reason

“Albuquerque is a more populous city than Miami“ is one of those true facts that prove municipal boundaries in the US must be destroyed
Albuquerque is more populous than Miami... and I know it's not a flip at the mayoral level, but let's make sure it gets at least some of the attention Miami got today!

Here's how I explained these two races in my guide: boltsmag.org/whats-on-the...

This doctor does seem to have been a clown in most respects, but no matter how much so, this must have been something really big for him to even consider breaking confidentiality to such a core extent, much less take any active steps toward it
Here is a true story.

During Trump’s first term, The Post got a tip that his doctor — the guy with the long hair who signed that first “healthiest guy ever” letter — wanted to spill the beans. He lived in Westchester, up near where I lived at the time. So I was tasked with talking to him. 1/

Imagine how much awkwardness is going to accumulate having to wait 10 seconds per validation (conductor-checkers not faregates).

Someone should compose a little jingle for them
When is MTC going to dump Cubic for a vendor who knows what they are doing?

i think all the time about how trump is one of the most singular, atypical people in america, whose entire life experience, going back at least him as a teenager, is so profoundly different from and unrelatable to almost anyone, including his own social class peers
something you have to understand about Trump & his weird comments about the economy is that the dude hasn't paid for anything like a normal person in decades - never pumps gas, never buys groceries - so he's completely & utterly out of touch with what life is like for most of us

LA quietly stopped repaving all streets last July to avoid fulfilling its ADA obligations. The federal govt says when you repave a street, you have to update all the curb ramps. LA has tons of out of date curb ramps, so the rule makes repaving much more expensive. The city's solution: stop repaving!
LA has stopped repaving our streets
The reason why is probably illegal
