Extracting value on the front end of development (community benefits) instead of the back end (taxes) is eating the seed corn. It'll never produce as much community benefits as planting a good harvest and sowing it when it ripens.

If the Roberts court nullifies birthright citizenship #colorado should declare independence, as the US will be done as an institution.
The right, along the Roberts Court, is trying to nullify the Reconstruction amendments guaranteeing equality under the law, in order to restore the Antebellum Constitution, which envisions “liberty” as an eternal aristocracy of race and class (gift link) www.theatlantic.com/politics/202...

This.
So much of the issues related to transit governance is downstream from the fact that both the boards of these agencies and many of advocates in this space believe that transit is a welfare program that acts as “transportation of last resort” as opposed to a viable, affordable alternative to cars.
The equity case for infrequent buses at low fares only makes sense if you believe low income people’s time has no value or that they don’t value their time.

My pickleball building code strategy is to adopt European window standards so that we can buy and manufacture triple-glazed tilt-and-turn windows at affordable prices that actually keep sound out
Zoning for pickleball… I guess we need to focus on the issues of our times, but this is indicative of a complain-oriented way of planning

We didn't survive and thrive as a species because we had warriors or hunters - pretty much every omnivore can manage that.

We did so because we developed Grandmothers, and domesticated Dogs.

Community is what defines us as a species, and every "self-reliant" libertarian shitweasel be damned.
"my least woke opinion is---"

That's enough. We've had enough people indulging in the "thrill of a little conservatism", as a treat. Of considering reactionary thought to be a salacious and taboo in a world descending into reactionary mania.

Give me your MOST woke opinions. We're bringing it back.

I realize this is "my bit," but this is rather obviously the case with zoning. The bedrock of local governance, full of science-y sound ratios and laws, administered by licensed professionals, and yet: it's top-to-bottom arbitrary bunk.

Geomantic practices in Qing China had a well established body of scholarly principle and qualifications: it was just also not real, except in the (not that common) cases where it crossed over with a sort of proto-ecological understanding.

Every Democrat running for office needs to promise investigations and full prosecutions from top to bottom, remove its funding bloat then break up the agency and distribute its core remaining useful functions across other agencies.
ICE detain father shopping on Christmas Eve—then steal his family's groceries.

Then 3 agents divvy up his paid for food—taking what they want for themselves.

"Can I just get the wife's number to call and let her know?" woman asks.

"No, guess he should've complied," agent says.

Paid parking has its place in the city's transportation ecosystem, but it's far better to just get rid of as much on-street parking as possible. This is what the best cities in the world are doing and there's no reason New York City shouldn't follow suit.

It begins on November 1st, and ends on December 24th. Only one major holiday takes place every year during that time, a holiday all about the movie's core theme - learning to be thankful for what you have and the people you love.

The Nightmare Before Christmas is, obviously, a Thanksgiving movie.

You didn't say *specifically* that it's against school policy to distribute fake nude images of my middle school classmates so who's to say whether it's wrong and deserves punishment!" is some maga-level BS. AI slop knows better.

I saw and vocalized this at the time and here we are, dealing with the consequences that a ton of people warned the country about. Most of y'all need to do some soul searching.
It was hard to convince Americans torture is wrong as a moral principle during Bush's term, and that was with the debate about whether torture makes us safer. I'm afraid for a portion of Trump's base, that calculation matters less. Idea of torturing undocumented immigrants may even bring pleasure.

It’s wild that we spend years, with significant community engagement, to draft comprehensive plans, and we don’t automatically update zoning codes to match those plans. Instead, American planners often need to restart years of new battles to change zoning. This system has so many veto points

"But can't we talk about the people this policy harms?" is a good way to never enact policy that helps a whole lotta people. It's not that you ignore the possible harms of well meaning policy, but you have to be careful about how much weight you give them.

* Vehicle traffic: -11%
* Foot traffic: +3.4%
* Storefront vacancy: -0.9%
* Pollution: -22%
* Revenue for mass transit: $548M

So YES this has been a huge success.

I believe Denver also had more traffic deaths than homicides this year as well. Mayor Johnston still worries more about making drivers mad though. It's bonkers.
And more people were killed in traffic collisions than in homicides this year. So why do people think our roads are getting safer (or are already safe enough)?

It’s absurd that people fell for it. Democrats are constantly letting oppressors set the terms of debate instead of just saying “no, fuck you.”
