It's actually a huge problem that most people own their homes and that the dominant narrative is that it is an "investment." At precisely some of the important times when you want to sell your home, like economic downturns or new climate understanding, it has lost a chunk of its value.
"If risk accountability means that current sellers get less money for the homes they sell, that is good. Those homes are worth less money than they used to be. Suppressing risks doesn’t make property worth more, it just dumps the losses on the next buyer."

Building new housing does not destroy neighborhoods. Single family homes are the most expensive and luxurious form of housing, which is why nearly all rich people live in them.
It’s called capitalism, comrade. Funny you’re worried about my $200k in equity but give a pass to developers who make millions by destroying neighborhoods to put in highnpriced, luxury, high density housing.

Call it Anti-Industrial Policy: we need is a suite of policies to nudge Americans to own and operate more little public-facing businesses. Speciality shops. Six-seater bars. Esoteric services. Restaurants serving two or three dishes. It would lower overall productivity and increase quality of life.

I think I get where this perception comes from, but the fact of the matter is, new apartments do decrease neighborhood rents. This paper takes advantage of a natural experiment to detect the effect of new apartments on neighborhood rents: research.upjohn.org/cgi/viewcont...
