Or maybe you take the existing HMLR data of net land value and deduct the estimated cost to rebuild?

In my case the same surveyor on the same day quoted £50k more to rebuild than the purchase price. So did I buy a house on land worth -£50k? Should I get a rebate under such a Georgist tax?

Georgism is a bit of a nightmare to shoehorn into existing systems. How do you assess unimproved land value? Land value is affected by the things around it, not just on it. It's affected by legal rights and burdens.

You could abolish freeholds and levy ground rent everywhere. A big change.

I'd say this specific complaint about SDLT isn't actually about capital. It's the non fungible bricks and mortar.

Recent figures had about 30% of British homes over occupied and a similar amount under occupied.

We've never had more bedrooms per person but still have a crisis.

There are many options regarding how valuation is handled but it could work off the same data that gives Zoopla quotes. This comes from the HMLR.

All costs charged based on a move, discourage moving. Bit of a problem when so many large houses are under occupied by empty nesters.

The ~£18b can be replaced by annual charge of 0.2% value on the ~£9t of residential property. Add a further 0.3% to replace council tax.

Is the dyslexia of plot significance? I find in my life it mostly involves buying the wrong products in the supermarket, any time a company changes its branding. That's very annoying for me but I can't imagine it's too interesting to see!

This video really is about grammar, not gender of humans. And yet it's not a bad analogy for the undying debate* of how many sexes there are.

We can think of gametes as "target gender" and seperate that concept from classification of an individual (person/noun).
