Some dunk on Wikipedia for a few bloopers that happened over the years, but really, for a free encyclopedia that's trying to collect and give away all known information in human existence for free, which is also staffed almost entirely by volunteers, it's a quite credible source IMO

Absolutely real. Hard to prove, because mold is everywhere all the time indoors and out. It affects each person differently, and differently throughout the year. Too many different strains, and different variables for when it is at a toxic level.

It is possible. There's been some small leaks from outside with one of the previous tenants doing something extremely stupid that caused flooding in the apartment.
My landlord is a useless plonker tho it took literally months of complaints by the whole block to get them to repair the exterior walls🤷🏻♂️
