I think that a glaring omission in Chuck's idea, and the idea of federal projects, is the re-distributive nature of federal programs. There are areas and states that can raise money more effectively than others, and we really shouldn't completely hone in on local everything b/c of that disparity.
If Federal funding went away ... as it's sort of doing ... would we be better off? Obviously urban states and regions would have to raise taxes to develop the capabilities to build transit as well as they build roads. Might the local control be better? 6/

Fear of change is a very real thing, and getting people on board with stuff should acknowledge their humanity. Also social housing and the state have to be funded and make up for the inevitable decrease in private development while rent controls are in place

This paper forthcoming at the JOP provides evidence that rent control in Germany actually made tenants MASSIVELY *less* NIMBY.

This result was in the opposite direction of the authors' pre-registered expectations.

And the effect sizes are, truly, massive.
