More complex (but better) charts showing the role of active vs passive wealth changes. Sort of argues that the young earn & save to build wealth, but can't keep pace with wealth gains accruing passively to the old.

Real wealth per adult around the same as it was 15yrs ago — unless you're a 55yo or older.

Chart suggests the bulk of passive wealth gains have accrued to the old.

The closer you get to being aged 60, the greater your wealth, on average.

I know statistics are poorly understood and are misused. But facts matter

Between the 1991, 2001, 2011 and 2021 Census *every* ethnic group in the UK has become *less* geographically segregated and *all* groups, majority and minorities, are more likely to interact with people not like them

Not sure that's an accurate description of what the CMA concluded.

Text from the summary of the 2023 CMA housing market review, concluding that the two key drivers of poor outcomes are the planning system and the limited amount of homes being built outside the speculative private sector model.

1. Binding heights haven't changed much in ~100 years
2. Shop awnings are good and we should bring them back

RIP Terry Farrell. In addition to his architecture he wrote 'Shaping London', a brilliant analysis of London's development. His explanation of how the flow of the river shaped different patterns of building on its steep and shallow banks has really stuck with me.

Following approval of recovered appeal on Brighton Gasworks by @matthewpennycookmp.bsky.social the council has had full costs awarded against them. The letter from PINs is v robust & makes clear that no. of objections is not a planning consideration-it's the substance of the objection that matters

The English Housing Survey does a much more thorough and careful assessment of energy efficiency. If they also ask what the dwelling's EPC is (not sure if they do) that could be a very useful comparison.

Knocking It Down and Mixing It Up: The Impact of Public Housing Regenerations

Abstract. Partly due to their negative effects on surrounding neighborhoods, some countries have been replacing distressed public housing developments with mixed-income housing. We study the impact of such policies on local housing markets in London, U.K., where several public housing developments were demolished and rebuilt while adding market-rate units on-site. We show that these ‘regenerations’ increase nearby house prices and rents, consistent with strong demand effects outweighing supply effects from additional market-rate housing in the immediate vicinity. We provide suggestive evidence that these effects are driven by regenerations removing an eyesore, attracting higher-income households, and reducing nearby crime.

Guardian editorial repeats mistake about build to rent's impact on rents from the FT: if you build lots of shiny new flats somewhere then of course average rents in those areas will rise. (Does not mean there are not big Qs to ask about BTR and who owns it)
