There should be no amenity space requirements for any building of any size, anywhere. North American multifamily has an operating cost and spatial efficiency problem and these requirements are making it worse.
A big part of the reason Toronto feels unserious about being a city is that it has policies like requiring all manner of private amenities. As if condo dwellers have nothing else to do - especially in the old city.

The wealthy will always be willing to bid higher for in-demand housing, so it still makes sense to build more units to give them a larger market to buy from instead of continuing to cannibalize middle-class housing (or worse, flipping lower-class housing)

Today, the Chicago Plan Commission approved the Broadway Land Use Framework, which includes a recommendation to rezone both sides of Broadway to B3-5.

This means thousands of new, transit-oriented homes can be built by-right! 🥳🏗️🚇
