This is what is billing your business... NOT the 'lack of parking', not bike lanes, (generally) not taxes, not any other bogeyman... For successful businesses, It's jacked up rents. There's a whole other discussion about unsuccessful businesses, but they would likely fail anyway so why count them?

The hard reality is that commercial rents are increasing while brick and mortar supply is basically frozen in the 1950s, online shopping is conquering everything including hardware except food and bev. So the businesses that are going to snag leases are food and bev.

A whole lot of cities saw backlashes against density in and around the 1970s.

Downzoning: apartments that previously got built were no longer allowed.

This happened in Toronto, Vancouver, San Francisco, Los Angeles, and San Francisco.

In 1978, the San Francisco Board of Supervisors downzoned the city, banning multifamily homes in many areas and sparking a decades-long affordability crisis.

47 years later, on a 7–4 vote, they passed the Family Zoning Plan to finally begin to undo that mistake.

The times, they are a-changin’!

In the Netherlands, where the Dutch invest in safe cycling, the over-65s cycle around a quarter of their journeys, while the over-80s cycle around 10% of theirs.
