Check out Pīrangi, a new 88 home development under construction in Point England as part of the Tāmaki Regeneration programme.

It is a mix of apartments and terraced houses, ranging from 2 to 5 bedrooms, which will be social & shared ownership housing.

For comparison's sake we've had about 30* years of talking for the Southwest Light Rail too before that got started, so plus ça change, plus c'est la même chose, I guess

* I date this to some pretty serious planning documents from the mid-1980s, but you could probably trace it back to the mid-1970s

Building codes and zoning codes are where cost benefit analysis goes to not just die, but be killed. In a very real way zoning codes have been written as if the real world is full of thresholds beyond which extraordinary costs are incurred for no benefit.

Real talk about tradeoffs is badly needed in the building code development process.

this is the thing that worries me as a parent

rampant lawbreaking by motorists everywhere - enabled by feckless politicians who don't want to change a dangerous status quo, on roads engineered *explicitly to facilitate lawbreaking* (looking at you, SDOT) and leaving zero room for error.

We just spent 6 months to add 1 figure to this paper. Some people said, "Couples aren't prioritizing men's careers. Men just have better earnings opportunities when moving."

Earnings effects of moves for couples on the left, singles on the right. Negligible gap between single men and women.
Event study coefficients that show that men's earnings rise more than women's among couples following a cross-commuting zone move (left panels). The pattern is muted or reverses among single men and single women (right panels).

🤩 here's an exceptionally curious (brilliant?) way of showing disparities that are observed today. Yet, with a caveat that the countries lagging behind will likely cover much of the path much faster. I wonder how critical this limitation is for the most likely reading of the figure? #demography

Friendly neighborhood demographer here to say, 82, not extremely old. Old, yes. Declining, yes. Bad idea to try to lead your party into a physically demanding election campaign. But just average old. For a guy like Biden who reached 68 in 2010, life expectancy was 17.

That the problem of controlling the drinking driver and pedestrian is far from being solved may be due, in part, to the fact that no accurate statistics are available regarding the relationship of alc...
